Premiere Home Mortgage Ltd. Provides financing for businesses and individuals in Canada who are
unable to obtain financing from the banks, credit unions, or other traditional lenders. We generally do this by lending on
the value of the assets, rather than on financial statements or ratios (although we do this as well) In other words, we usually
lend based on the equity in the assets rather than on historical cash flow.
HOW DO PREMIERE'S RATES AND FEES COMPARE?
mortgage rates and lender or broker fees are set according to risk, and are based on the degree of difficulty
of the financing proposal. We are proud of our record in providing what we promise. For example, we estimate that we complete
90% of the applications that we take on. And most had previously been declined elsewhere!
Our remuneration is based on performance. We will provide a quote for your particular project and receive final payment of
our commissions only when the financing has been satisfactorily completed. If the request pertains to the preparation of
a comprehensive business plan, we will provide a competitive quote, both as to cost and timing, at the outset.
WHERE DOES PREMIERE OBTAIN ITS FUNDS?
We secure our funds from life insurance companies, pension funds, private investors, government
agencies, lease companies, Mortgage Investment Corporations, mortgage companies, our own mortgage fund and on occasion,

President, John Ugyan, has 16 years of prior experience in residential and commercial financing with three different banks,
mostly in Toronto, Ontario, including positions as Senior Credit Analyst and Bank Manager. He has also directed the activities
of Premiere Home Mortgage Ltd. since its inception in 1985, providing financing for residences, motels, subdivisions, social
housing projects, manufacturing facilities, a water production plant, equipment and vehicle leases, residential housing,
retirement homes, shopping centres, mini storage units, hotels, restaurants, a golf course, apartment blocks, grocery/food
stores, pubs, mobile home parks and loans to builders and developers. Geographically, Premiere Home Mortgage Ltd. has provided
financing from Fort McMurray, Alberta to Hawaii, USA.
Thornhill, our Agricultural Mortgage Associate, has 35 years experience in consumer and commercial lending. Art has spent
the last 22 years in the banking industry and is experienced in agricultural mortgages, personal lending and mortgages. In
his 22 years he has been branch manager, commercial and agricultural lender, personal and mortgage lender. Art has experience
in and can provide you with assistance in agricultural, personal and self directed mortgage financing.
